Early Engagement

From early engagement, we ensure that our communication with the Developer and the Committee is clear, transparent and accurate.  We deal with an array of historical information and documentation and hold this data within our secure vault for safe and easy access. Our goal is to make sure that all expectations are met from inception to completion of the project.  Actively managing existing snag lists.

All handover periods are managed seamlessly whether this be from a Developer or an incumbent Building Management company, you can be confident that the team at BMInnovate have you covered.

Building Management

We are a highly motivated team, committed to working in trusted relationships with Body Corporates to deliver a professional experience to residents and ensure the protection of owner’s investments.  We invest in people through collaboration and pride ourselves on ownership, accountability and camaraderie which results in quality service and best in class at what we do.

Inspections

Regular inspections of the complex to check for maintenance or cleaning issues.

 

Pick up minor rubbish   and communicate any further issues to our BMInnovate team.

Ensure waste management systems are working effectively and ensure refuge areas are kept clean and tidy.

Ensure regular building maintenance and inspections are performed by appropriate contractors in a timely manner in relation to regularly scheduled maintenance, Health & Safety, and BWOF requirements in conjunction with the LTMP.

Carry out monthly owners checks in accordance with BWOF requirements.

Security & Body Corporate Rules

Monitor building security during inspections, identify security risks or incidents, facilitate remediation where common property is damaged, or recommend mitigation for risks to the Body Corporate Committee.

 

Advise police of suspicious behaviour as  required and liaise on any general security issues.

Manage and communicate with towing services to remove   vehicles incorrectly parked.

Manage keys, swipe tags, and remotes in accordance with Body Corporate policies. Liaise with all stakeholders in regard to distribution and invoicing.

Provide lockout service 24/7 and manage invoicing and collection  of administration fees for service outside business hours if not already managed by the Body Corporate

Secure CRM with Storage capacity for AGM & Committee minutes, building reports, BWOF, LTMP’s, group email and texting as well as shared calendar services, to ensure all valuable and historical  information is stored on a web forum that can be passed forward as committee members change over time.

Communication

Provide a point of contact for all stakeholders on a daily basis.

 

Attend to resident issues in relation to common maintenance and Body Corporate   rules.

 

Liaise with all contractors for one-off or ongoing projects.

 

Notify residents of upcoming maintenance in the complex or owners' inspections for compliance.

 

Issues breach notices as required in line with Body Corporate rules.

 

Maintain and update database with all stakeholder details in conjunction with the allocated Body Corporate representative.

 

Attend EGM, AGM and committee meetings as required.

Maintain a Health and Safety register and identify hazards.

Communicate fire checks and drug detection access with all residents.

Maintenance

Identify requirements, facilitate, and manage common area maintenance. Recommend and source quotes from suppliers, seek approval from the committee, schedule work and liaise with contractors, check that the work meets the expected standard, approve invoices for payment and ensure the specified brief has been met.

Maintain garden areas, including wet and forget, weed spray, leaf blowing and minor trimming. Manage landscapers/gardeners on larger projects.

Undertake minor maintenance requirements.

Experienced in managing large remediation projects in excess of 250k.

Review and management of the Long-Term Maintenance Plan. Ensure dates and budgets are adhered to and make recommendations for cost savings for work that can be safely deferred.
